Greetings to our Sun Bay Neighbors--
As 2018 comes to a close, we feel it's a perfect time to look back at the busy year we had here at Sun Bay.
CHANGES OF LEADERSHIP:
At the start of 2018, we had just lost a dear friend, neighbor and Board Member with the passing of Linda Johnston. Her passion for Sun Bay reminds us how fortunate we are to live here. We also made the decision to bring on a new property management company. After much research, the Board agreed Vista would be our best match. Allen, our property manager, has been a breath of fresh air--he's a team player with a positive attitude.
Our curb appeal continues to thrive. You'll see more small projects throughout the year, as the budget allows. Power washing is on the to-do list, too.
POOL RESTROOM RENOVATION:
The two community Boards decided it is best to break the project into 3 stages: we're starting with the issue of standing rainwater by clearing underground drains and creating better runoff by the boat ramp and the green space adjacent to the restroom structure. Next will be attention to the outside of the restroom building and its roof, then the interior. We expect to see great results in time for the summer weather.
TENNIS COURT RENOVATION:
The old shrubbery was pulled out, the old light poles have been removed, and next we are looking at painting the tennis fence poles. Upon completion, we'll spruce up the landscaping. We are also working with The Villas on what to do with the non-working court. Stay tuned.
As many of you have seen, we've had Morrissette Electric do a systematic replacement of old lights--from landscapes to poles. We are being cautious to maintain our budget, while upgrading to the more efficient LED lights as it becomes necessary.
To provide a safer community, we had multiple surveillance cameras installed, starting with the front gate.
With our mature trees, it's a constant grooming process. Before you know it, we'll need to do it again! We just had the 5 small trees lining the edge of the front pond trimmed, shaped, and de-mossed. They look SO much better!
BUILDING ADDRESS UPDATE:
The addition of black unit numbers on all of the Phase 1 buildings has proved a great success. There's a higher probability now that a delivery will find its correct location.
One of the best perks this year has been the addition of free internet to our Monthly Maintenance package. A huge thank you to Allen for assisting us with the Spectrum negotiation process. If you haven't called Spectrum about the new inclusive package details, please do so.
Board members worked closely with Vista's Accounting Department to come up with a detailed budget for 2019. Their goal was to keep the current maintenance fee schedule intact, without compromising the ongoing needs of the property itself. PLEASE KEEP IN MIND ... we have a mature property that can be full of its share of surprises.
Do you have a background in finance? Do you have working experience in plumbing, gardening, painting, or any other like activities that might be needed in maintenance and beatification projects? As we put community projects together, it would be helpful if we had individuals on property that could help lend their knowledge to the Board or guide a vendor project. It is NOT a full time commitment. Please, let us know.
